What is title insurance?

It is protection against loss if a defect is found in your title. When you buy a home, you are given a title to the property that generally means you receive full ownership. But sometimes there is a hidden mistake in a prior deed, mortgage, easement, etc., that may give someone else a valid claim against your property.

What is title insurance?

It provides a “safety fence” around your property, and can save you money, time, and trouble…even your home!

Who is covered?

The BUYER (OWNER’S POLICY). When acquiring property, it’s a good idea to get your own title insurance policy which is a cost traditionally covered by the seller. It will give you peace of mind and maximum protection in the event that there’s a claim against your home.

The LENDER (MORTGAGE POLICY). When you borrow money for the purchase of a new home or to refinance your property, you are commonly required to buy title insurance. This covers the outstanding balance on the mortgage for the lender, but does not protect you.

Who is covered?

The BUYER (OWNER’S POLICY). When acquiring property, it’s a good idea to get your own title insurance policy which the seller generally pays. It will give you peace of mind and maximum protection in case there’s a claim against your home.

The LENDER (MORTGAGE POLICY). When you buy property with borrowed money, you are commonly required to buy title insurance. This covers the outstanding balance on the mortgage for the lender, but does not protect you.
