Service Overview

What is Escrow? “Escrow” is a term that describes the neutral third-party handling of funds,
documents, and tasks specific to the closing (or settlement, as it is also known), as outlined on
the real estate purchase agreement or sales contract. The purpose of escrow is to facilitate the
transaction by managing the disbursement of funds and documents.

Effective: December 2019
Note: Contract rates may be negotiated, subject to the approval of the Office of the Insurance
Commissioner for the State of Washington, for Sellers or Buyers with multiple transactions
within a single subdivision.

Refinance transactions will be charged a minimum fee of $450.00, including document
preparation fees, email document fees, express mail fees, and wire transfer fees. Not applicable
to loan packages for purchase transactions.

The rates in this Schedule are minimum charges for the services performed. Suppose it is
determined that additional work is required. In that case, the company reserves the right to make
such additional charges as may be deemed necessary to compensate the company for such extra
work adequately.

Additional fees could apply to either party to the escrow transaction in the form of recording
fees, overnight delivery fees, reconveyance fees, tracking fees, postage, document preparation
fees, email document fees, courier fees, and other similar fees charged by the company or third
parties.

Title Services

Since 1940, Land Title and Escrow has provided exemplary Title Insurance services. As an
independently owned title company acting as an authorized agent to issue policies of title
insurance on behalf of:
    • Old Republic National Title Insurance Company
    • Stewart Title Guaranty Company (Skagit County only)
    • First American Title Insurance Company
    • North American Title Insurance Company

What is title insurance?

It is protection against loss if a defect is found in your title. When you buy a home, you are
given a title to the property that generally means you receive full ownership. But sometimes
there is a hidden mistake in a prior deed, mortgage, easement, etc., that may give someone
else a valid claim against your property.

Why is title insurance important?

It provides a “safety fence” around your property. Having title insurance can save you
money, time, and trouble…even your home!

Who is covered by title insurance?

The BUYER (OWNER’S POLICY). When acquiring property, it’s a good idea to get your
own title insurance policy which the seller generally pays. It will give you peace of mind and
maximum protection in case there’s a claim against your home.

The LENDER (MORTGAGE POLICY). When you buy property with borrowed money, you
are commonly required to buy title insurance. This covers the outstanding balance on the
mortgage for the lender, but does not protect you.
